OK, I finally watched it again, and loved their interaction throughout. Here's how that part of the scene went...not exactly word for word but close enough, I guess:

Grace: I didn't want to talk to him [Tom]. I just wanted to look good, but instead I look ridiculous.
Peter: No you don't. I think you look great.
Grace: Why Peter, I didn't know --
Peter: That I was looking? Sure you did. I have been all along.
Grace: Why didn't you say --
Peter: I think I see some money burning a hole in a donor's (pocket). See you next fall, Grace. (kiss on the cheek, and walks away)
Grace was left smiling.

That's pretty much it.
